Garrison Greene - New Construction Townhomes - Procedures For Buying
We have developed a system to make the purchase of a new Michael
Anthony Home rewarding and fun and your Community Manager will
be there to answer your questions and guide you every step of the way.

building a new home for you and your family that you will enjoy for many

DEPOSIT & AGREEMENT OF SALE

- You may reserve a homesite for 14 days with a fully refundable $500 deposit.
- Your Community Manager will review the available options and will prepare
your agreement of sale. You may include your options in this agreement as
well as in your mortgage.
- Should you choose additional options when you do your selections, they
may also be added to your sale price by signing an Addendum to your Agreement
of Sale. If the total amount of these items totals more than $4,000, we will
require an additional deposit of 10% of that amount.
- Please discuss any custom changes with the Community Manager now and
our estimators will provide you with a custom price. This custom pricing service is
available at one time for no additional charge.
- When you sign your Agreement of Sale, you will pay 10% of the total purchase
price. If you are unable to provide the 10%, please discuss the options available for
funding this amount with your Community Manager.
- You will receive a projected settlement date when you sign your agreement.
- You will receive 2 fully executed copies of your Agreement of Sale: one for your
file and one for your mortgage company.
WAITING FOR CONSTRUCTION TO BEGIN

- Meet with your mortgage counselor as soon as you receive this agreement to get a mortgage
commitment before your mortgage contingency expires. Please provide the Community
Manager with the name and telephone number of your mortgage company.
- Within 10 days of receiving your signed agreements, you will meet with the Community
Manager to complete your selections.
- You will meet with the electrician and flooring subcontractors directly. Your
Community Manager can assist you in setting up those
appointments.
- We will order title insurance for you from Security Abstract of PA, Inc.
Security Abstract can offer you 10% off the reissue rate, the lowest rate permitted
by law. If you would prefer to order your own title insurance, please notify us in
writing within 10 days of signing of your agreement of sale.
- The builder will be obtain plans and permits for your home.
- Once the framing is complete and the mechanicals are in place, we will
arrange an appointment
for you to tour your new home with a representative of the construction department.
- Once the drywall is in place, your Community Manager will contact you to
schedule settlement.
- Approximately 3 to 5 days before closing, your mortgage company can fax us a list of their
charges and your Community Manager will provide you with the final amount of certified
funds that you will need to bring to settlement.
- We will schedule your pre-settlement walk-through, where you will inspect your home and
we will show you how to operate the systems and appliances in your new home.
- As soon as you decide on a home site and place your deposit, you will receive a copy of the
Caring for your Home and Warranty Guidelines. This explains the
warranty and what to expect in your home in great detail. It will also be available on our
web page at: www.
- After you have lived in your home for a few weeks you may see warrantable items that were
not apparent at settlement. We ask that you develop one list and fax, email or mail it to the
Customer Service Department approximately 45 days following your settlement. We will
contact you to review this list and will see that those items covered by our warranty are
attended to promptly.
- At the time of deposit you will also receive a copy of the Declaration for the Homeowners
Association and a copy of the By-Laws of the Association. These documents explain the
rules and procedures of the Association, as well as describing the benefits and restrictions of
living in this townhome community. You will have 7 days to review this information before signing your agreement of sale.
